118 Big Stave Island, Frontenac Islands

Think owning waterfront in the 1000 Islands is only for the rich? Occasionally buyers with limited budgets still get a chance to own St. Lawrence River waterfront. However, these opportunities are few and far between today. So, if this property is of interest, best you act quickly. What you'll get is a modest 1 bedroom furnished cabin on +/-1.26 treed acres in a west facing bay on boat access only Big Stave Island. The estimated 199 ft. of shoreline with sandy wade-in waterfront provides privacy and there's a 20' X 10' dock with access ramp installed in June 2024 for your boat. Watch spectacular sunsets from cabin, deck or dock. The wood finished cabin interior has rustic appeal and the open-concept living/dining/kitchen area with lots of windows and a patio door to the deck provides space for you to spread out. A 2-piece bathroom with sink & shower and bedroom round out the cabin. The outhouse is a short distance from the cabin as is a storage shed. Ongoing maintenance is minimized by the metal roof and cedar shake exterior siding so you can spend your downtime relaxing, swimming, sunning, boating, fishing, toasting s'mores around the campfire. And you can explore possible enlargement of the cabin with the relevant authorities should you wish. Enjoy it as is or view it as a starting point & make changes as your budget allows.
