Contact UsThe Cashback Rebate is released the same week your purchase closes. Once the buyer-side commission is deposited into HOMEH's regulated trust account on closing day, our trust accountant disburses the rebate by direct e-transfer or wire — typically within 3 business days. There is no application step on your end, no claim form, and no waiting period. The cheque or wire arrives in the name registered on the buyer agreement.
Anything you choose. Because the Cashback Rebate arrives after closing, it sits in your bank account as ordinary post-closing funds — not earmarked, escrowed, or controlled. Common uses include paying down the mortgage to shorten the amortization, covering closing costs and Land Transfer Tax, funding renovations or new appliances, building an emergency reserve, or simply parking the cash in savings. There are no use-restrictions and nothing to report back to HOMEH.
Same dollars, different timing. The Down Payment Boost is advanced before closing and counts toward your verified down payment, which can lower the insured loan-to-value and sometimes reduce CMHC premiums. The Cashback Rebate is paid after closing as cash. Buyers who already have their down payment sized correctly tend to prefer the Cashback Rebate; buyers who want to lever the funds into a smaller mortgage tend to choose the Boost.
No. Because the funds are paid after the lender has registered the mortgage and after the property closes, they sit outside the underwriting and funding process entirely. Canadian lenders treat the Cashback Rebate as a buyer incentive — a reduction in the effective purchase price — rather than as part of the down payment. Our partner mortgage broker confirms the position with each specific lender as part of pre-qualification.
The Cashback Rebate equals a flat 1.5% of the final purchase price, paid at closing, subject to eligibility and your buyer agreement. So a $500,000 home returns $7,500; a $750,000 home returns $11,250; a $1,000,000 home returns $15,000; and a $2,000,000 home returns $30,000. The rebate applies once per transaction, not per buyer — joint purchases share a single rebate.
For personal-use principal residences, generally no. The Canada Revenue Agency treats a buyer-side commission rebate as a reduction in the home's adjusted cost base rather than taxable income, so no T-slip is issued. Investment properties, rental purchases, and corporate buyers should confirm treatment with their accountant, since the rebate may instead reduce capital cost on those files.

Yes — the program is open to any HOMEH-represented buyer on a residential MLS purchase, including non-owner-occupied investment properties, second homes, and family co-purchases. The 1.5% calculation is unchanged. Tax handling differs for investment use, so investors typically work with their accountant to apply the rebate against the property's capital cost rather than against personal income.
If the purchase does not close — financing falls through, an inspection condition is not satisfied, or the seller defaults — there is no commission earned and therefore no rebate paid on that transaction. Your eligibility carries forward: any HOMEH-represented purchase that closes within the next twelve months still qualifies for the Cashback Rebate on the same terms, with no penalty and no fee.
