Ontario Mortgage Rules

What is the
stress test?

Canada's Office of the Superintendent of Financial Institutions (OSFI) requires all federally regulated lenders to qualify borrowers at a higher rate than their actual mortgage.

This protects you from rate increases. If you can afford payments at 6%+, a rise from 4% to 5% won't threaten your home.

GDS — Gross Debt Service

Monthly mortgage + property tax + heating + 50% condo fees must be ≤ 39% of gross monthly income.

TDS — Total Debt Service

All monthly debt payments (mortgage, debts, condo) must be ≤ 44% of gross monthly income. The binding limit for most buyers.

Qualifying Rate

The higher of your offered rate + 2.00%, or the Bank of Canada benchmark of 5.25% — whichever is greater applies to both GDS and TDS tests.

Applies to All Mortgages

The stress test applies to all new mortgages, renewals with a new lender, and refinances — both insured (< 20% down) and uninsured (≥ 20% down).
