Contact UsThe Down Payment Boost is a pre-closing advance of HOMEH's commission rebate. Instead of waiting until after closing to receive the 1.5% Cashback Rebate, HOMEH releases the funds directly into your down payment before the closing date — 1.5% of the purchase price, subject to eligibility and your buyer agreement. There is no repayment schedule, no interest, no lien on the property, and no credit check. It is the same money as the Cashback Rebate, simply delivered earlier so it can do more work on the financing side.
Once your offer firms and the lender requests proof of down payment, HOMEH issues a verifiable Down Payment Assistance Letter to your lender and your real-estate lawyer. The agreed Boost amount is wired from HOMEH's regulated trust account into your lawyer's trust account at least 5 business days before closing, and your lawyer applies it to the closing balance alongside your other down-payment sources. The transaction closes normally — your funds simply arrived earlier.
Yes. Major Canadian A-lenders, monoline lenders, and most credit unions recognize the HOMEH Boost as a verifiable buyer-incentive contribution toward the down payment — the same way they accept gifted funds with a gift letter. Our partner mortgage broker confirms acceptance with your specific lender before you submit an offer, so financing is never surprised. On insured mortgages with under 20% down, increasing the down payment with the Boost can also reduce the CMHC premium tier.
No. The Boost is a rebate on the buyer-agent commission HOMEH earns from the seller — your money, advanced early. There is no repayment schedule, no interest charge, no monthly obligation, and no security registered on title. The only condition is that the underlying purchase actually closes through HOMEH; if the deal collapses, no commission is earned and the Boost is not advanced.
No. HOMEH does not run credit on the Boost itself, and there is no income or savings minimum. The funds are not a loan, so the only underwriting that applies is your normal mortgage qualification through whichever lender you choose. The Boost simply increases your verified down payment within that mortgage application — it does not add a second credit decision.
The Boost equals 1.5% of the final purchase price, subject to eligibility and your buyer agreement. So a $500,000 home contributes $7,500; a $1,000,000 home contributes $15,000; a $2,000,000 home contributes $30,000; and a $5,000,000 home contributes $75,000. The Boost applies once per transaction, not per buyer — joint purchases share a single Boost.
