Flat fee MLS® listing in Ontario: what a Mere Posting is
A Mere Posting, also called a flat fee MLS listing, is the lowest-cost way to get your home in front of every buyer and agent who searches the MLS® System. You sell your house without a realtor running the sale: you set the price, take the photos, book the showings and negotiate the offers. HOMEH, a licensed Ontario brokerage, posts the listing for you for $395 + HST, with no listing commission.
It suits owners who have sold before, know their market and have time for the calls. Selling a home privately is a lot of work, so if the showings or offers get to be too much, ask about moving up to HOMEH One and a licensed agent takes it from there.
Do I have to pay the buyer's agent?
It's your choice, on every plan. You decide what to offer an agent who brings you a buyer, and that can be $0. Most buyers shop with an agent, though, so offering something usually brings more showings and more offers. Your HOMEH listing fee and any buyer's agent offer are separate, and both are written into your agreement before you list.
Renting out your home? List it on the MLS® for $250
Landlords get the same choice. Put your rental on the MLS® System for a flat $250 + HST and lease it yourself, or hand screening, showings and the lease to a HOMEH leasing agent.
How much does it cost to list on the MLS® in Ontario without a full-service realtor?
With a HOMEH Mere Posting it costs a flat $395 + HST to put your home for sale on the MLS® System and Realtor.ca, with no listing commission. Rentals cost $250 + HST. Any amount you choose to offer a buyer's agent is separate and up to you.
Can I sell my house without a realtor in Ontario?
Yes. You can sell privately, and with a Mere Posting you still get your home onto the MLS® System, where most buyers and their agents search. You handle the pricing, showings and offers yourself, and a real estate lawyer handles the closing.
What is a mere posting?
A mere posting is a flat fee MLS® listing. A licensed brokerage posts your home on the MLS® System for a set fee and does not run the sale. You stay in charge of showings, offers and negotiation.
Is listing really free?
Yes, when you sell your home and buy your next one with HOMEH within 6 months, we list your home for free. Not buying? A Mere Posting puts your home on the MLS® for a flat $395 + HST, with no listing commission. If you choose to offer a buyer's agent a commission, that is paid only when your home sells, and the amount is yours to set.
Do I have to pay the buyer's agent?
No. You choose what to offer a buyer's agent on every HOMEH plan, and that can be $0. Most buyers work with an agent, so an offer usually brings more showings.
What is the difference between a Mere Posting and HOMEH One?
A Mere Posting gets your home on the MLS® and leaves the rest to you. HOMEH One is full service for a 1% listing fee: a dedicated licensed agent prices your home, takes professional photos with virtual staging, runs the showings and negotiates every offer through to closing.
Can I start with a Mere Posting and switch to full service later?
Ask us. If the showings or offers become too much, a HOMEH agent can talk you through moving up to HOMEH One or Plus, and any change is confirmed in writing first.
How do I list my rental on the MLS®?
Choose "I'm renting it out" at the top of this page. A HOMEH Mere Posting puts your rental on the MLS® System and Realtor.ca for $250 + HST and you lease it yourself, or a HOMEH leasing agent can screen tenants, run showings and prepare the lease.
Is HOMEH a discount real estate brokerage?
HOMEH is a full licensed Ontario brokerage with low fees. You can pick a flat-fee Mere Posting, full service at 1% with HOMEH One, or Plus and Luxe when you want staging, open houses and paid advertising too.
