1% of the sale price. Nothing hidden.

HOMEH lists your home for a 1% listing-side fee — full service, full MLS and REALTOR.ca exposure. The buyer-side co-operating commission is negotiable and quoted separately, and 13% HST applies to the commission. Commissions in Ontario are always negotiable and never set by any rule.

“We listed for a 1% fee and still had professional photos, a full weekend of showings, and three offers. What we saved on the listing side went straight into the down payment on our next place.”

What a sale
actually costs.

The four figures every Ontario seller should know before they list — the buyer, not you, pays the Land Transfer Tax.

HOMEH listing fee

1%

One all-inclusive listing-side fee — photography, MLS and REALTOR.ca exposure, signage, and your agent. Commissions in Ontario are always negotiable and never standardized.

HST on commission

13%

Ontario charges 13% HST on the real estate commission — the listing fee and the buyer-side co-operating commission both. Budget for it in your net.

Legal fees (ON)

$1,000 – $2,000

Your lawyer reviews the agreement, discharges your mortgage, and closes the sale. Add disbursements and any mortgage discharge fee.

Tax on your home

$0

The principal residence exemption means the gain on your primary home is generally tax-free in Canada. Second homes and investment properties are different — ask an accountant.
