Contact UsA traditional CMA is a hand-built report a listing agent produces by selecting recent comparable sales, adjusting for differences in size, lot, condition, and finishes, and arriving at a recommended price band — usually a 2- to 5-day exercise. The HOMEH automated CMA runs the same logic in seconds: it queries live MLS data, scores each comparable on distance, recency, finished area, lot and condition, and surfaces the weighted estimate with a confidence band. The output replaces a single guess with an explainable model.
Across active Ontario neighbourhoods with at least eight recent sales within a kilometre, the HOMEH Estimate lands within 5% of the final list price on 94% of homes and within 8% on 99%. Confidence drops in low-volume rural and luxury segments where comparables are sparse, and the model widens its confidence band accordingly. Each estimate ships with that band, so you can judge how reliable the number is on your specific property.
The model uses K-Nearest-Neighbours over the last 120 days of Ontario MLS sales. For each subject home it scores up to 13 candidate comparables across five axes — geographic distance, finished-area delta, lot delta, age delta, and recency — then weights each comparable by similarity. Outliers (estate sales, off-market private deals, family transfers) are filtered before scoring. You can see every comparable the model picked alongside your estimate.
Most online estimators are either national models trained across all of Canada or third-party tools that do not licence the live Ontario MLS feed. The HOMEH Estimate is Ontario-specific, sourced from the same live MLS feed licensed brokerages use, and shows the actual comparables and confidence band behind every number — so the math is transparent rather than a black box.
Yes. For condominium apartments, the model layers in floor level, exposure, square footage of balcony or terrace, locker and parking allocation, and current monthly maintenance fees alongside the standard sale-comparable factors. Townhouses, semis, and detached freeholds use the standard freehold scoring. Specialty assets — co-ownerships, life leases, vacant land — are not currently supported and route automatically to a hand-built CMA.
Yes. The estimate runs in your browser session against HOMEH's licensed MLS data layer — your address is not stored, sold, or matched to any third-party advertising profile. Only if you explicitly request an in-person CMA or list with HOMEH is your address recorded against your account. Address-only lookups generate the estimate and disappear with the session.
If you are within 60 days of listing, have completed major renovations the public data does not yet reflect, own a heritage or otherwise atypical home, or sit in a low-comparable-volume neighbourhood, the automated estimate should be paired with a hand-built CMA from a HOMEH agent. Both are free of charge. The hand-built CMA layers in condition, finishes, current micro-market momentum, and a recommended list-price strategy.
